The Tenerife Property Price Guide came into being to help property buyers achieve good value in their purchases, and avoid overpaying or making a bad purchase through being ill-informed about property values.
I founded the company having been through the process (twice) of buying property in Tenerife and realizing the tremendous amount of patient and careful analysis that is required to be sure that one is getting value for money. Having been through the process and learnt some important and new things I resolved to make this knowledge available.
In our April edition of the Tenerife Property Price Guide we examined 6,250 properties for sale in Tenerife. We collected the details of 6,250 properties for sale, classified them into property types (for example, one bedroom apartments, two bedroom apartments, three bedroom detached houses...) and then sorted them into municipios (muncipalities), towns and then often into areas within the towns.
Then we analysed the information, using property size (constructed size) and price to give average costs, upper or higher quarter costs (that is simply put in between the average and the highest cost), and the same for the lower quarter.
The idea is that you can see the range of prices in the market so that you can make up your mind for yourself as to what to pay. It will help you spot bargains, spot overpriced properties, and give you the facts to help you negotiate. In the current flat market you should also be looking to take around 10% off the prices through negotiation.
You will see the price changes or price trends that are occurring in Tenerife properties by most of the categories and in most areas across the island. You can see which areas are static in price, falling and those that are rising in value. Although prices have dipped in each of the three regions of Tenerife some areas are seeing price growth and others much larger falls that the average. Its important that you know what is happening by area and property type so that you make better judgements about what to pay.
